Where a trade contractor falls through.
Rework
Builder’s risk leaves out the cost of correcting defective work and pays only the damage that follows from it.
Find the defects clause on the project’s builder’s risk policy. LEG 3/06 gives back more than LEG 2/96.
Delay
Builder’s risk leaves out liquidated damages, even when a covered event caused the delay.
Read the performance section of your subcontract for damages tied to power, cooling or humidity specs.
Design
If you sized the cooling loop and it misses spec with no physical damage, only contractor professional liability responds.
Check your scope for delegated design, then check whether you carry professional liability at all.

Property in your care, the part you were working on, and electronic data are all carved out.
Read exclusions j(4), j(5) and p in your general liability form.
The wrap-up
Once you are enrolled, your own policy can exclude the site, and the wrap’s completed-work cover has an end date.
Look for CG 21 54 on your forms schedule, and which projects it lists.
Generative AI
A 2026 exclusion removes injury and damage “arising out of” generative AI, with no exception for human review.

Read the forms yourself.
Often not. A wrap-up exclusion removes your own liability cover for work at a site insured under an owner or contractor program. The 01 96 edition applies whether or not the wrap-up has adequate limits or stays in effect. Contractors get caught on claims that arrive after the wrap’s completed-work period ends and on anything the wrap itself excludes.

Usually both. CG 20 10 covers the owner or general contractor for your ongoing work, and that status ends when the work is complete. CG 20 37 carries it into the completed work, which is where defect claims arrive. A certificate that shows only the first is the common reason for rejection.

CG 40 47 removes bodily injury, property damage and personal and advertising injury “arising out of” generative AI. It has no exception for work a person reviewed. CG 40 48 removes only personal and advertising injury. CG 35 08 does the same job on a separate products and completed operations policy. All three are optional endorsements, so whether one is on your policy depends on your insurer.

Only contractor professional liability. Builder’s risk and general liability both need physical loss or damage before they respond, and builder’s risk excludes liquidated damages.
